Lot Rental Agreement
Effective Spring 2025
This Rental Agreement (“Agreement”) is made between Burgin’s Herrington Lake RV Park (“Park”) and the undersigned renter (“Renter”) for use of an RV lot located at Burgin’s Herrington Lake RV Park in Burgin, Kentucky.
1. Rental Terms and Rates

Nightly Rentals
- Nightly rentals are available for 2 to 7 consecutive nights.
- A maximum stay of 3 weeks (21 days) is permitted under nightly rental terms. After 21 days, the stay will be reclassified as a monthly rental.
- Rate: [Insert nightly rate]
- A 6% Kentucky sales tax applies to all short-term rentals.

Monthly Rentals
- Monthly rate: $600 per month
- Electric usage is billed separately to the card on file each month.
- Monthly rentals exceeding 30 days are not subject to sales tax under Kentucky law.

Annual Rentals
- Annual rate: $5,000 per year, billed upfront.
- Electric usage will be billed monthly to the card on file.
- No sales tax applies to long-term annual agreements.
2. Move-Out Policy

- For all rentals over 30 days, a minimum of 7 days' notice is required before moving out.
- Failure to provide notice may result in forfeiture of any applicable deposit and continued billing until the notice period is met.
3. Liability Waiver

Renter agrees to hold harmless and waive any right to sue Burgin’s Herrington Lake RV Park, its owners, staff, or affiliates for any injuries, damages, losses, or accidents that occur on or around the property, including but not limited to personal injury, property damage, theft, or weather-related events.
3. Property Rules

- No Trash-Out Policy: Renter agrees to dispose of all garbage properly in designated areas. No trash may be left outside the RV at any time.
- Pets must be leashed at all times. Pet owners must immediately clean up pet waste.
- Quiet Hours: 10 PM – 7 AM. No loud music or disruptive behavior will be tolerated.
- RV Condition: Only self-contained, well-maintained RVs are permitted. Management reserves the right to deny entry or request removal of poorly maintained or non-compliant RVs.
- Sewer/Water Hookup: Proper use of sewer collars is required.
- Fires are only allowed in approved fire pits and must be fully extinguished before departure.
- No subletting or renting of lots without prior written consent.
- Stalls are available for renters with horses and must be reserved in advance.
4. Payments & Billing

- All payments are due in advance.
- Late payments may result in removal from the park and forfeiture of any remaining term.
- Renter must provide a valid credit/debit card to remain on file for monthly electric and any other applicable charges.
6. Gated Access & Security

- Renter will be provided with a code or device for gated entry access. This code is not to be shared.
- he park is not responsible for lost or stolen items. Renter assumes full responsibility for securing their property.
7. Termination

The Park reserves the right to terminate this agreement at any time for violation of park rules, non-payment, or disruptive behavior. Refunds will not be issued in the event of eviction due to Renter misconduct.
8. Acknowledgment

By signing this agreement, the Renter acknowledges that they have read, understood, and agreed to abide by all the terms outlined above.
